What is a home measurement or floorplan service?

A measurement service is just what it sounds like: An appraiser measures the dimensions and square footage of a property, then draws a basic or highly detailed floorplan based on your requirements. The appraiser's report and floorplan is a document that can be used to prove a precise Gross Living Area (GLA), the total livable space, of your home. These services are helpful and sometimes necessary when disputing property taxes or selling a property.

How does a home measurement or floorplan service work?

During a measurement service, an appraiser measures the home or property with a measuring tool — generally a tape or laser measuring device. As they walk the property, they make note of the layout of the rooms and other features, like stairs, entryways, and pantries. They might sketch the property. Then, the appraiser types up a report and a more detailed floorplan showing the total living area and the overall layout of the house. The finished report is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When should I get a measurement service?

Real estate taxes

Tax records often reflect the wrong area of a property because the values can come from various sources, and sometimes go unproven — which means you may be paying for more space than you actually have! Unless an appraiser has performed a recent valuation or measurement service on your property (after any updating that may have affected square footage), you'll need one to perform a home measurement service before disputing your taxes. An appraiser assesses the accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop paying more than your property is worth.

Putting your property up for sale

A measurement service will ensure that you're paid a fair price for your property. Area is one of the most important factors potential buyers look for when purchasing a home — but since these values are often estimated rather than properly measured, your listing may reflect less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only decreases the selling price for your property, but possibly even the amount of interested buyers. The only sure method of using an accurate GLA when listing your property is to refer to a recent appraisal or home measurement service carried out by a certified appraiser (after any renovation that might have affected square footage).

Information for agents

To ensure that your client's property sells at a price that appropriately reflects true market value, we advise asking for a floorplan service for the property. Clients, and especially potential buyers, will appreciate your attention to detail, and you can be assured that the GLA on your client's listing is a true representation of their home. A measurement can also be an excellent marketing tactic to entice potential buyers since they can view the layout and characteristics of the house before and after a tour.
